ANALYSIS OF INCLINE VILLAGE MLS REAL ESTATE TRENDS FROM 2002 TO 2006

After a couple of years of flat prices at the start of this century, the 2003 - 05 time period resulted in steady upward price increases for all categories of properties except the high-end lakefront homes which peaked during the dot com boom.  The 2006 calendar year has been mostly a plateau year with prices holding steady pretty much across the board, although the median price for condos in Incline Village has risen $100,000 from $480,000 in 2005 to $580,000 this year. This rise is due primarily to the fact that 3 out of 4 condos in Incline Village that are for sale have asking prices above $500,000.

The chart below contains a summary of the properties sold in each price range during the period from 2002 - 2004.  You can find daily updates and commentary on this web site on the home page.  Weekly and monthly updates are found on the real estate update page and the condo market analysis page.  Historical records of the weekly sales and listing statistics for the Incline Village MLS from November 2004 to the present can be found in the Archives.

The data for condos and free-standing condos for 2002 - 2004 has been combined into one chart below, however the MLS now tracks this data separately for each category.  The stats for 2005 are only for condos and do not include free-standing condos.  To see the most up to date statistics for sales, properties on the market and current trends, please read the weekly Incline Village real estate update.
