Apollo is the highest elevation neighborhood in North Lake Tahoe’s Incline Village and is located just off the Mount Rose Highway at an elevation of 7,300’. You will be amazed to see Third Creek pass you by as you gaze at the surrounding landscape. Most of the homes are occupied by local residents and there are few short-term rentals in the area. Central Subdivision: Full-time residents and vacation owners alike love this area for its location. This subdivision has the highest concentration of condominium developments in the Incline Village real estate market. With the lack of new construction in the Central subdivision, this community has a lot of history. As a result, residents tend to know one another. Property taxes are usually lower compared to the rest of Incline Village because of the units being built at a later time.

This area tends to be great for short and long term rentals because of its close proximity to town. This area is great if you want a vacation home or if you are up here for only a month. It is also a great place to walk your dogs to local shopping centers. If you listen closely, you will be able to hear the rushing waters of Incline Creek and Third Creek. If you are price conscious and location is important to you, these properties will fit the bill!

  • While it is a high-density area, its central location to “downtown” is a big draw for most visitors.

Championship Golf Course



The Eastern Slope neighborhood is affectionately called “The Banana Belt” by locals for its sunny and bright southern exposure. With an elevation of 6,500 to 7,000 ft., this area gets a significant amount of snow. However, thanks to its sunny exposure, it melts quickly. This subdivision is home to a lot of properties that are considered to be top properties when it comes to Lake Tahoe’s luxury real estate. With that being said, it is no surprise that a lot of these homes have filtered or panoramic views of Lake Tahoe!

In addition to the breath-taking views, United States Forest Land parcels surrounds homeowners giving them the ultimate amount of privacy. With approximately 220 homes, beautiful architecture encompasses this area and draws in millions of people here each year. It is no wonder that homes in this area can range between $1.3 million and as high as $12 million. Take a trip to Lake Tahoe and see for yourselves!

  • Typically consists of large lots that are street-to-street and steep. This means that much of the yard space is unusable but it does offer large amounts of privacy.

  • The Eastern Slope is in close proximity to Diamond Peak Ski Resort, Championship Golf Course and has convenient access to the Mount Rose Highway.

Eastern Slope



There are a few level parcels in the Jennifer neighborhood with lot sizes from .16 acre to 1 acre. The U.S. Forest Service and IVGID have purchased several parcels, which help keep new construction to a minimum while maximizing the area’s natural beauty and privacy.

  • With an elevation ranging 7,000 to 7,400’, this is a higher snowfall area when it comes to North Lake Tahoe real estate, but being a school bus route, access during the winter is not impossible.

  • Depending on the location, some homes may have Lake Tahoe views, while higher elevation properties have beautiful forest settings.

  • There are great hiking trails starting at end of Jennifer Street, and Center Creek, off Barbara Street.

The Lakeview Subdivision encompasses the area west of Village Blvd. along the non-lake side of Lakeshore. This is another area of multi-million dollar properties along with a few older Boise Cascade designed homes. Boise Cascade was the original developer of Incline Village.

  • The Village Center, located at the corner of Mays Blvd. and Southwood, is home to locally owned Village Market, a well-stocked supermarket with an excellent butcher shop and less crowds than the larger Raley’s Supermarket. At the Village Center you will also find the Incline Village post office, restaurants, specialty shops, offices and a beauty shop.




Lower Tyner is a lower-to-mid elevation area, with some Lake Tahoe views and many homes with mountain and canyon views. There is a good concentration of year round residents who enjoy their Lake Tahoe paradise throughout summer, spring, winter, and fall.

Mountain Golf Course



The Ponderosa neighborhood is a mid to lower elevation community, with 270 parcels ranging from .40 to .70 acre. Parcels tend to have some slope to them. If you are looking to buy a home in North Lake Tahoe this is a great area for families, with low traffic and school buses picking up kids on most corners.

  • There are several seasonal creeks running through this area, and many protected U.S. Forest Service lots, which add value and privacy to homes.

  • The Ponderosa Subdivision is located in North Lake Tahoe above Highway 28, across from the Lakeview Subdivision, and west of Highway 431.

Located just off Country Club Drive and winding its way up to Diamond Peak is the Ski Way Subdivision, this area is comprised of mostly condominiums and PUD’s, with a few single family homes. This North Lake Tahoe real estate area is popular for vacation owners and rentals, for its proximity to Diamond Peak, the beach, and its affordability.

  • The Big Water Grill restaurant in Incline Village, located on Ski Way just below Diamond Peak, offers great lunch and fine dining with spectacular Lake Views.

  • Here you will find Lower Tyrolia and Tyrolean Village, charming Bavarian style neighborhoods with mostly free-standing chalets and a few attached condos.

  • There are also several higher density condo developments in this Lake Tahoe real estate subdivision such as Mountain Shadows and Alpine Terrace and high rises such as Burgundy Hill and Ski Way Ridge.

Ski Way



A relatively low elevation area at 6,600’, The Woods is Incline’s first neighborhood and has large, level lots – plus a central location.  Close to schools, the Raley’s Shopping Center, Incline Library, Athletic Club, hospital and Preston Field, with soccer/baseball field and kids’ playground.  Low traffic and quiet surroundings make this an ideal neighborhood for families.

The Woods



Upper Tyner is located above Hwy 431, west of the Jennifer Subdivision in Incline Village, North Lake Tahoe real estate market.
