Incline Village & Crystal Bay Real Estate Market Update | November 12, 2025
What a night at Lake Tahoe! Yesterday, the sky put on a magical show just for us—streaks of red, orange, and purple from the Aurora Borealis lighting up the sky, swirling with the moon and the stars. It was rare, beautiful, and honestly felt like the perfect salute on Veterans Day.

As the nation took time to honor the courage and sacrifice of our military members, our Incline Village and Crystal Bay community made sure our gratitude was front and center too. We’re taking a moment to really thank veterans—past and present—for everything they’ve done and the dedication they’ve shown to protecting our freedoms.
The Rotary Club of Incline Village hosted its annual luncheon, and it was full of good food, great company, and inspiring speakers. Local groups and neighbors gathered to celebrate our veterans, share stories, and come together in a true spirit of community. We took time for thoughtful conversation, a quiet moment of respect, and left feeling even more connected and grateful.
Along with these meaningful moments, you can feel the seasons start to change around here. The air’s a little crisper, there’s a dusting of snow on the peaks, and those last golden leaves are finally giving way to the excitement of ski resorts getting ready to open. The real estate market is shifting gears too, but things are still humming along with lots of price reductions. We’re seeing about the same number of escrows and listings as we have the last couple of years, though homes are sticking around a bit longer before they sell. It just means sellers need to price wisely right from the start, and buyers are being a bit pickier—making for a steady market that still has plenty to offer before winter sets in.
One property worth mentioning is an empty lot—a pretty rare find in Incline Village and Crystal Bay. This spot is a generous .472 acres with a little peek of the lake, just minutes from town's shops and restaurants. If you own here, you've got the community’s private beaches, boat launch, recreation center, tennis and pickleball courts, and even discounts at the local golf courses and Diamond Peak Ski Resort. Love the outdoors? Hiking and biking trails are right nearby, making this truly an all-season playground.
Whether you’re out enjoying the fresh air on the trails before the deep snow arrives or thinking about putting down roots, now’s a perfect time to see all that the North Shore has to offer.
