Even as the days cool off, the real estate market remains warm. This week, we saw 5 new listings, 10 pending sales, 6 price adjustments, and 7 successful closings.

As expected for this time of year, condos under $1M are flying off the market, and fully remodeled homes under $2.5M are drawing multiple offers. The luxury market, however, is where buyers are looking to score a deal. With higher interest rates and the uncertainty surrounding the upcoming election, some sellers are holding out, but buyers are still actively negotiating.
I’ve written two strong offers in the past week—both within 94% of the asking price—yet both were turned down. On the flip side, some sellers are receiving solid offers and still opting to counter at full price or reject the offer altogether. While many sellers are hopeful for a strong spring market in 2025, it’s important to remember that no spring boom is ever guaranteed.
If you’re a seller and receiving offers within 10% of your asking price, now is a great time to negotiate. With winter approaching, interest rate hikes on the horizon, and potential changes in insurance requirements, there’s plenty of uncertainty ahead. It may be wise to strike while the market is still moving.
