This week, the Incline Village and Crystal Bay real estate market revealed a growing balance between buyers and sellers. New listings increased by an impressive 29% compared to last week, providing buyers with more choices than last year’s spring market. At the same time, price adjustments surged by 114%, indicating that sellers may be responding to increased buyer interest and adjusting pricing to remain competitive.

Buyer activity saw an uptick as well, with our team engaging with both new and returning clients, many of whom are focused on negotiating favorable deals amidst high listing prices.
This Week’s Market Highlights
A few closures stood out this week, including a unique fractional ownership sale at McCloud handled by a local agent (rather than a fractional ownership-focused company like Picasso). Additionally, a $4M+ home in The Glen sold off-market within just a few weeks of being listed as a For Sale By Owner (FSBO).
An increase in homes listed above $5,000,000 was also noted on the MLS this week. Whether these properties achieve their ambitious asking prices remains to be seen, as sellers may be aiming to attract out-of-town buyers motivated to secure Nevada residency for its tax benefits.
