Incline Village Real Estate Market Update: April 25, 2022



Buyers looking at Incline Village real estate last week had to contend with chain controls on the major highways if they were coming from outside the Lake Tahoe basin. Several late season snowstorms the past couple of weeks have added to the snowpack. This is beneficial for a couple of ski resorts that are staying open like Kirkwood and Squaw Valley. And it’s really a blessing for all of the wildlife that depends on abundant water sources as we get later into the summer.


While these snowstorms have tempered the drought, the reality is that fire season has only been deferred by a few weeks. The additional precipitation will actually help vegetation to grow faster starting next month. So, while we needed the valuable addition to the snowpack, the net result is that it could potentially exacerbate fire danger later this summer.


There’s not a lot of activity to report on the Incline Village real estate market last week. Just 5 new listings and 5 properties going into escrow. The inventory continues to remain quite low. However, we anticipate to see an uptick in new listings during the next 6 to 10 weeks.


Speaking of new listings, there is one particular property that catches our eye. 1100 Lucerne Way is a nicely remodeled 3 bedroom, 2.5 bath, 2240 ft.² freestanding condo in Lower Tyrolean Village. You’ll find a spacious great room, nice big kitchen, open beam cathedral ceilings, a peek of the lake all wrapped up in a nice woodsy setting. This particular property is just a hop and a skip to Ski Way providing easy access all year round. You are about ½ mile to the Diamond Peak Ski Area and a little over 1 mile to the beach. It looks like nice weather ahead for the coming week. However, it continues to remain chilly at night. So don’t put away the sweaters and thermal underwear just yet!
