Inside Incline Village Real Estate, This Week's Market Update.



Last week’s Incline Village real estate blog gave some early-season advice about hiking and mountain biking. But Mother Nature has a way of being fickle and upending the best laid plans of mice and men. Depending on where you went in the Sierras you could have seen rain or been caught in a serious snowstorm. Not a lot of snow accumulated at Lake level. But areas on the west slope such as Sugar Bowl got nearly 3 feet of new snow.


It was a moderately busy week for the Incline Village real estate market. There were 9 new listings on the Incline Village MLS and 7 properties went into escrow. The properties going under contract ranged in price from $675,000 for a one bedroom condo in Burgundy Hill up to nearly $9.4 million for a Lakeview home on the East Slope.


Checking out the new listings on the Incline Village MLS we are seeing a condo in Mountain Shadows at 900K and a 3 bedroom unit in 3rd Creek offered at $1.9 million. Condo prices continue to reach stratospheric heights in the $1000 per square foot price range.



The latest offering at #129 – 3rd Creek is a superb end unit location backing up to the creek. It features 3 bedrooms, 3 full baths and a very desirable floor plan. Lovely woodsy setting that makes you feel right at home in nature. It appears that some of the appliances have been replaced but otherwise the cabinets, countertops and vanities look to be pretty much well-maintained but original. The complex has great amenities including a swimming pool, tennis court, outdoor spa, clubhouse, gym and sauna.


One of the things that makes 3rd Creek a very popular complex is the location in the heart of Incline Village. You can walk through a gate to the Raley’s shopping center or take a short stroll over to the Championship Golf Course. All of the shops and restaurants are in close proximity. It’s about a 15 minute walk down to the beach which is really nice during the summer time when the parking lots fill up quickly.
