Incline Village & Crystal Bay Real Estate Market Update | October 30, 2025
There’s a certain magic to autumn’s end on Lake Tahoe’s north shore — the way golden aspens shimmer against evergreens, the calm reflections across the glassy blue water, and the crisp scent of pine carried on the wind. In Incline Village, this beauty feels heightened now, as the mountains above have received their first dusting of snow, signaling that winter — and ski season — are just around the corner.

Diamond Peak’s early snowfall invites winter preparation at the resort perched above Incline Village. Diamond Peak Ski Resort offers one of the most stunning views in the Sierra. With sweeping panoramas of Lake Tahoe from nearly every run, the resort is not just a skier and rider's haven — it’s a celebration of nature’s grandeur.
This week’s first snowfall at Diamond Peak’s upper elevations has transformed the ridgelines into a white-tipped dreamscape, but only for a few days. It’s the first hint of inspiration for the mountain team to prepare their snowmaking equipment. As temperatures continue to drop over the next few weeks, the team will start their snowmaking so the slopes are ready to open for their 60th season on December 4th. The locals are excited and share their anticipation of the snow season and the ski shops are ready for tuning, rental counters are organizing, and cozy cafés are gearing up for the first big winter weekend.
The beauty of the fall season is that you can still enjoy the lake through the transition to winter. It's a time when autumn and winter mingle gracefully. The air is cool but not biting, and the town’s streets still glow with fall color. Locals are seen splitting firewood, swapping paddleboards for skis, and watching as thin veils of snow gather higher on Mount Rose Wilderness Peaks.
It’s also a time to reflect on the transitioning real estate market, as it settled into a more normalized one, where buyers have more time to reflect of choices and sellers look to genuine pricing for their properties. The cooling of the market tends to be normal this time of year, however, we are experiencing a slight uptick with listings, as Sellers decide to move forward with placing their properties on market. We invite you to delve into our current market inventory and discover something perfect for you.
